Buying your first home can be an exciting time. Here are a few tips and suggestions to help you through the process.
Here are tips for buyers:
1) Get prequalified for a loan
This process can be easier than you think and can sometimes be done over the phone. I have a great loan officer who can pre qualify you for a loan that fits your needs. There are many different programs available, including 100% financing for VA and USDA loans. There are many first time homebuyer programs available, with little money down. You want to make sure you know what price range of homes you should be looking in and what payments you are comfortable with. Sitting down with a mortgage professional is absolutely the first step in buying a home.
2) See as many homes as needed
Buying a home is a long term commitment and it needs to “feel right” to you. Some clients know exactly what they want and find it quickly. Others, need to see many homes before they “know” exactly what they want. Looking at different homes is an education in what is out there for the money. After you have viewed enough homes, knowing which one “is it” will happen before you know it. Everyone is on their own journey. You may not be seeing anything that overtakes what you currently have ranked as #1 on your list, but you could very well be confirming your decision. Take your time.
3) Education about the market
There are many different aspects of the real estate business. In today’s market, we are dealing with 3 types of sellers and each one effects the transaction differently. I will explain how these transactions will differ and together we will decide which route to take in pursuit of your dream home. There are many decisions that will need to be made throughout the transaction and with knowledge, you will be able to make the best choices along the way.
4) Keep notes
After seeing several homes, they may all blend together. Once you get home you will want to remind yourself of the different prices and amenities each one had. I provide you with a print out of each listing that includes pictures when we preview properties. This allows you to make notes as you go and even refer back to at a later date in comparing properties.
