When it comes time to sell, we all want the most money out of our house. And, there is no shortage of information – from real estate websites to HGTV to YouTube – on what, or what not, to do to “stage” your house. Ideas range from simply tidying up to full house makeovers with a dazzling design crew.

Staging is important and effective.  Research shows that by the time a buyer arrives at your front door almost 80% of their criteria is met. Research also shows that once a buyer enters your house, you can control over 70% of their first impressions, and that the most important impressions are actually the least expensive. In other words, staging doesn’t have to cost you a lot of time, work or money.

So how do you decide what to do? Where do you put your time and effort? The best designed plans for preparing a property for market are based on an assessment of the competition.

As a Certified Home Marketing Specialist (CHMS) I have taken a course by Martha Webb, the author of Dress Your House for Success, one of the first staging books.  I can help to assess the property and the competition, to design a plan that competitively positions a property in the market… from strategic pricing to low-cost, high-impact pre-market activities and how to apply staging concepts to internet marketing.
